Tim Muldowney is an associate in the Firm’s Real Estate Practice Group. Prior to joining PFS, Tim represented a full-service commercial real estate development company that specialized in all forms of real estate development, management, acquisition, disposition and investment. Tim has substantial experience working on repurposed properties as well as ground up developments, including the development of numerous outlots, planned unit developments, and resubdivisions.
Having worked with both private parties and government entities, Tim has developed skills to maximize his client’s needs. Whether it is sorting through the complexities of management and easement agreements, negotiating a lease or purchase and sale agreement with a sophisticated party, or drafting an incentive agreement with a municipality, Tim’s experience allows him to understand a client’s motivations in developing a property and ways to maximize value while diminishing costs throughout the process. Tim understands the possible pitfalls and issues that may arise during the development process, and Tim is able to guide his clients step by step through repurposing, renovating, or redeveloping an older development or starting a new ground up development. With a keen eye for detail, Tim also understands the big picture when working with a client to achieve their real estate goals. Having acquired in-house development experience, Tim has had the opportunity to guide developments from the very beginning stages of pro forma review and crunching construction budgets to the final product of a fully leased property. Tim believes every client has unique needs, and he strives to meet those needs through his combination of experience and thoroughness when discussing a project with each client. With a true passion for his craft, whether it is a simple lease extension or a complex mixed-use planned unit development, Tim always strives to maximize a project’s potential.
When Tim is not working with his clients to achieve their goals, he spends time with his wife and daughter. He enjoys playing tennis and golf, following his favorite Chicago sports teams, and has recently rediscovered his love of strumming a six string.
